A studio flat currently for sale in Askew Crescent in Shepherd’s Bush is so small, a bed just inches from the kitchen takes up almost the entire room, leaving barely any floorspace.

The second floor flat, which is just 10 feet 11 inches wide by 15 feet 5 inches long - including the kitchen - is being marketed by estate agent Madison Brook, who say: " This property comprises of a newly refurbished studio room with an open-plan kitchen, a modern private bathroom as well as a large communal garden.

" This beautifully presented modern studio flat is located in a quiet residential street and would be perfect for a first-time buyer or investor."

Mirrored wardrobes - with sliding doors - take up the wall opposite the kitchen, and there is just room at the foot of the bed for shelves holding a television, though there is no space to walk around the bed.

Madison Brook say that the property has just had brand new double glazing windows installed throughout, as well as having a new roof installed, and the property's communal areas will be refurbished this year.

The bed takes up most of the available room in the property

While the large communal garden could be a bonus, the flat also has another drawback - it currently has a short lease of just 62 years, so a new owner would face further expense if they wished to extend it.

The tiny flat is priced £179,000 and the agent adds: " If desired all furnishings can be included."
