Derelict Land on Askew Road Up for Auction This Week


Planning permission for new building means guide price of £400,000

It may not look like much, but this small patch of derelict land on the corner of Askew Road is being auctioned this week with a guide price of £400,000.

The reason it is so valuable is that this tiny space, on the corner of Askew and Starfield Roads, already has planning permission for a four storey building with a commercial unit in the ground floor and basement and a three bedroom flat on the upper floors.

Hampstead based Auction House London, who are selling the land on Wednesday, August 3, describe it as:

Lot 63a: “ A Vacant Development Site Measuring Approximately 60.5 sq m (638 sq ft) Offered With Planning Permission for an Erection of a Four Storey Building to Provide Commercial Unit (Class E(b)) at Basement and Ground Floor Level, and 1 x 3 bedroom Self-Contained Flat at Upper Floor Levels.”

In planning terms, Class E (b) means sale of food and drink for consumption (mostly) on the premises.

Permission for the new development, at 165 Askew Road was granted by H&F Council on 13 May this year. The application (ref: 2021/02588/FUL) is as follows:

“Erection of a part one, part two and part four storey plus-basement building to provide commercial unit (Class E(b)) at basement and ground floor level, and 1 x 3 bedroom self-contained flat at upper floor levels.”

Local practice Projection Architects provided this computer-generated image of the completed building and said: “ Neighbours and pedestrians have expressed their concern about the poor condition of the plot, and the fact that it represents a hazard for the neighbourhood and a detrimental factor for the market prices of the surrounding properties.

“ The proposed development makes best use of previously empty land on this site with the creation of an end of terrace in a derelict plot. The proposed building would sit comfortably in the street scene and would respect the adjacent properties in terms of design and protection of amenity by creating high quality living space for future occupiers.

“We believe this proposed will add the character and balance the terrace and surrounding area needs.”
