Council Set to Give Go Ahead for Police Station Demolition


Meeting expected to approve plans for 54 flats on Uxbridge Road

Hammersmith and Fulham Council is set to give the go ahead for the demolition of Shepherd’s Bush Police Station in Uxbridge Road at a meeting of the Planning and Development Control Committee tomorrow, Tuesday 18 July.

The expected green light comes after planning officers recommended granting approval for a scheme which will see developer Telereal Trillium redevelop the site to create a building up to five storeys in height containing 54 flats and commercial space on the ground floor, which will be used for affordable community or workspace.

The planning application for the site at 252 Uxbridge Road, which can be viewed on H&F Council’s website using Ref. No: 2022/01953/FUL is for:

Demolition of the existing building and construction of a part 1, part 4, part 5 storey building comprising 54 self-contained flats (Class C3) and 275 sqm of flexible non-residential uses (Classes E, F.1 and F.2) at ground floor; associated roof top plant and enclosure; private and communal amenity space, landscaping, refuse storage, cycle and car parking.

In a report to the committee, officers said that the redevelopment of surplus public sector brownfield land in this location is acceptable in land use terms. The proposed development would contribute towards the quantity of the borough's housing stock, including the provision of affordable housing; as well as providing affordable community space, and affordable workspace which would help support the council's objectives of supporting growth in priority industries such as creative businesses, and emphasising social value.

The report said the proposal is acceptable in visual terms and is considered to be of a good quality of design which would not adversely impact upon the setting of the nearby Conservation Areas or the nearby historic buildings. Subject to conditions the proposal would not result in unacceptable impacts upon the amenities of neighbouring residential properties. It is stated that new residential units provide a good quality of accommodation for the new occupants.

Of the 54 flats 12 will be available at social rent while seven will be available through shared ownership. The building, at the junction of Uxbridge and Tunis Roads, will have a green roof and will be built around a courtyard which will include 13 new trees, planting and children’s play facilities.

The development will also bring some benefits for local people. Planning officers say the applicant has also agreed to improvements to the footways on Uxbridge Road, Tunis Road, Stanlake Road and Stanlake Villas; tree planting on Uxbridge Road to improve air quality; improvements to cycling facilities along Uxbridge Road and improvements to the informal pedestrian crossing facilities on Uxbridge Road, including the provision of dropped kerbs/tactile paving and improving the alignment of the obstructed crossings.

Telereal Trillium bought the empty former police station for £5.5 million after it was put up for sale by the Mayor’s Office for Policing and Crime, MOPAC two years ago. The station was one of six in West London sold by Boris Johnson when he was London Mayor, along with the station in Fulham. This means our borough now has only one fully operational police station, in Shepherd’s Bush Road in Hammersmith.
